Residential letting
You have purchased an investment home or apartment, or due to a career move overseas, you need
to rent your present home?...
Congratulations!
... you have just become a landlord. This is a role which is heavily laden with responsibility, yet one which many people assume with minimum knowledge and experience. The business of letting a residential property has become a complex task and issues such as tenants rights and obligations, user clauses, tenant stamp duty rates, fire & health regulations and lease documents demand considerable commitment in terms of both time and expertise.
Increasingly, landlords are avoiding the costly mistakes associated with rented property by having the transaction handled by a professional estate agent. Repair and decoration costs can be reduced considerably when a quality tenant is found first time round. Moreover, the property will probably be let faster with the consequent reduction in rent loss.
Landlords should be aware that the cost of hiring a letting agent is one of the few fully deductible 'letting' expenses for tax purposes.
O'Connor Shannon personnel combines professional expertise with years of experience in bringing you a first class letting and management services. We begin with an initial inspection of your property. This is an opportunity for us to discuss in detail the demand for the type of accommodation on offer, the anticipated rental value and the marketing strategy required. Lease terms, the preparation of an inventory of contents and a viewing schedule can also be agreed at this meeting.

Following your instructions to rent the property we immediately set about finding a suitable tenant. Our location on a busy thoroughfare leading into St. Stephens Green and the city centre, guarantees a continuous flow of tenant inquiries.
Details of your property are prepared and continuously displayed in our showroom. Your property listing can then be browsed by dozens of prospective tenants on a daily basis. Further exposure is provided by uploading your accommodation details on daft.ie and easylet.ie A thorough search through our tenant database usually produces a number of interested parties. Our busy showroom attracts ongoing inquiries from corporate relocation departments, embassy personnel as well as other fee based tenant agencies. In addition, marketing of your rental property can include scheduled newspaper advertising, a full colour brochure and a 'To Let' board, as required. Prospective tenants are always accompanied on viewings by personnel from our office and valuable feedback will be given after each viewing.
Lease preparation
All of our lettings are offered on the basis of a signed lease agreement between landlord and tenant. Having thoroughly vetted the prospective tenant and verified employment and bank status, our office will collect a security deposit and the first month's rent. A lease document is prepared and signed by both landlord and tenant. Services such as electricity, gas and telephone are transferred to the new occupants and finally keys are handed to the tenant.
Tenancy Registration
It is now a legal requirement for landlords to register each tenancy with the Private Residential Tenancies Board. As part of our letting service we will provide you with all of the necessary tenant information and file the registration documents if necessary.
